What is the maximum size I can build without planning?
The exemption threshold depends on the total site coverage of existing structures, the use of the garden room, and your local authority area. As a general guide, structures up to 25m² used ancillary to the main dwelling are typically exempt. We assess each site individually and confirm the applicable limits in writing before proceeding.
Can a garden room be used as a living space?
A planning-exempt garden room can be used as a home office, studio, gym, playroom, or occasional guest room — but not as a permanent self-contained dwelling. If you need a fully habitable annex or separate unit with sleeping and cooking facilities, different planning rules apply. We can advise on the right approach for your needs.
How long does installation take?
Most residential garden rooms are installed in 5 to 10 working days from site preparation through to final finish. Modular homes and larger structures take longer depending on complexity. We provide a realistic programme at the quote stage and keep to it.
Are your garden rooms insulated for year-round use?
Yes — all our builds use A-rated structural insulation as standard, with underfloor heating available as an option. Every garden room we install is designed to be comfortable in Irish winters without excessive heating costs.
Can I connect electricity and plumbing to a garden room?
Yes. We coordinate all electrical connections and, where required, plumbing and drainage runs as part of the project. Full electrics — sockets, lighting, data points, and consumer unit — are included in our standard specification. Plumbing connections are available as an add-on.
